Portfolio & Property Management

We provide both portfolio and property management services for real estate portfolios in the Randstad area. We distinguish our offering through our commercial and financial skills, high-quality reporting and high service levels for all relevant parties. We particularly focus on the larger portfolios, but also serve clients with small portfolios.

Property Management

Our property management offering is split into three different disciplines, although all are managed by a single account manager. In addition to our standard offerings, we are able to provide customized services for each customer. See below an indication of the services we provide with our standard offering for the property management of your real estate portfolio.

financial management

Our administrative activities include:

  • invoicing debtors,
  • daily data processing,
  • debtor monitoring,
  • Processing invoices (accounts payable),
  • periodic reporting to the owner/investor,
  • rent commission cases, settlement of service charges (to tenants)
  • Handling collection cases for non-paying tenants,
  • optionally, we can also take care of your VAT returns related to the units.

Technical management

Our technical management activities include:

  • acceptance and processing of repair requests,
  • periodic inspection of the buildings/complexes regarding the “condition” of the building,
  • Technical supervision of major maintenance,
  • Providing final inspections at lease termination,
  • Provide service contracts (periodic elevator maintenance, cleaning, etc.),
  • reporting meter readings of electricity, gas, water etc,
  • Checking invoices related to orders given and service contracts entered into.

Commercial management

Our commercial management activities include:

  • first point of contact for tenants,
  • rental of vacant homes and commercial properties,
  • Preparation of rental agreements,
  • contract management of current leases (deeds of substitution and rent reviews).

Asset Management

In addition to the operational tasks we perform as property managers, we are able to manage and optimize our clients’ portfolios. We will provide practical and expert guidance to the chosen external service providers (brokers, contractors, notaries, tax advisors, accountants, etc.), maintain and develop the relationship with the tenants, as well as monitor the quality and results of property management on behalf of the owner. Periodic and high quality customized reports enable our clients to have the accurate management information they need.
